Luxury apartment with private roof terrace in Tavira

Situated in the upscale urbanization of Mato Santo Espirito on the north side of Tavira, my 3rd (top floor) flat has a private roof terrace of over 100sq metres with barbeque, shade netted pergola, sink and stupendous views of the sea and the Ria Formosa Nature Reserve, Tavira town and the countryside to the north. There is outdoor dining and seating for 6, as well as sun beds. The flat has three bedrooms, a large lounge with a sizeable balcony with delightful sea, town and country views, and table and chairs. The location is extremely convenient: 30 minutes from Faro airport, 5min from Tavira centre and Cabanas, 8 minutes from Quinta da Cima / Quinta da Ria golf. Spend time at the beautiful beaches, take a boat up the Guadiana River or around the Ria Formosa Nature Reserve, wander the streets of historic Tavira and try the fine restaurants, visit the small towns in the hills, or just relax above it all on the roof terrace which overlooks the tree lined streets of the urbanization.

Tavira is the centre of the unspoiled eastern Algarve. Situated on the Gilão River, the town is famous for its Roman bridge, many churches and lovely old buildings with pyramidal tiled roofs. There is easy ferry access to the Blue Flag beaches on the Ilha da Tavira in the Ria Formosa Nature Reserve. Beaches on the mainland are just 10 minutes away at Manta Rota and Monte Gordo, where there is also a casino. Tour the castles at Castro Marim and Alcoutim; visit Spain (15 minutes away) for lunch; explore the fishing villages of St. Luzia and Fuseta. Play golf. Go birdwatching on the Ria Formosa. See the salt harvesting operations, and buy local fish and produce in the markets. Try the wonderful cataplanas (shellfish stew), grilled fish or meat and the typical Tavira tuna cebolada (tuna with onion sauce). One good restaurant is at the end of my street - a 1 minute walk away. Attend one of the many concerts, fairs, or festivals in the area.

Notes to the rental rates

  • Rates are for 1 to 6 persons. Shorter breaks can be arranged, but the minimum rental will not be less than 300 euros. Children´s cots are available at 20 euros per week for the first week, and 12.50 euros for subsequent weeks. A breakage deposit of 100 euros will be collected on arrival or may be paid prior to arrival. The deposit will be refunded on departure assuming no damages beyond normal wear and tear. A 50% deposit must be paid when making a reservation; the balance is due no later than 8 weeks prior to arrival. Payment in euros is preferred. If you pay in another currency, I will charge you for the bank fees I incur and any differences in the amount you send and the amount I actually receive from the bank due to exchange rate differentials. If you cancel more than 8 weeks prior to arrival, the deposit will be refundable only if I can rent the apartment again for the same period. Returned deposits will have a 25 euro processing fee deducted.
  • If you cancel less than 8 weeks prior to arrival, no refund will be made unless I can rent the apartment for the same or a higher rate for the full period. All rates include cleaning before arrival, cleaning and change of linens and towels once per week, and cleaning after departure. Also included are air conditioning and heating, use of the private roof terrace and its barbeque area. There is ample street parking as well as a garage with security controlled access. If you require use of the garage, a refundable 25 euro deposit with be taken for the use of the remote control unit.
  • Long term rentals can be arranged. Please contact my agents (see below) for the special rates available for such rentals.
    Since I am still working at my home in Ireland and travel frequently, I have asked the local agents who look after the apartment for me to respond to reservation enquiries so that you can confirm your holiday plans as soon as possible.   • Both bathrooms are fully tiled with the en suite having a yellow and white decor and bathroom 2 having green decor with creamy yellow and blue accents. The large en suite shower room includes a toilet and sink with large cabinet for storage, as well as a good sized shower enclosure. The large 2nd bathroom has toilet, bidet, sink and a full sized bath with shower. All towels, including beach towels and wash cloths, are provided. Both bathrooms are equipped with large mirrors and with an electric outlet for hairdryers.

  • The ensuite bedroom and bedroom 2 have air conditioners that provide both heating and cooling. Bedroom 3 has patio doors leading onto a small balcony. All bed linens and towels are provided, including beach towels and wash cloths, as well as extra pillows and blankets. For the serious shopper - all the linens and towels are from the small town of Vila Real Sto. Antonio - a mecca for household textiles shopping just 15 minutes from the apartment via the A22 motorway or the EN 125 main road. From Vila Real you can also take a boat across the Guadiana River to the Spanish border town of Ayamonte and enjoy a taste of Spanish culture and gastronomy. Ayamonte is also reachable by the A22 motorway and a stylish bridge which spans the Guadiana.

Notes:

My urbanization is not a purpose built holiday complex, so you will see modern Portuguese living in the Algarve. The community includes both Portuguese and foreign residents - with a majority living here full time. The air comditioning units provide both heating and air conditioning so the rooms are comfortable all year. The apartment is on the 3rd (top) floor and is accessible from the ground floor and garage by elevator. The roof terrace is accessible from the third floor by stair. There is only one other apartment on the floor. The kitchen and sitting room have patio doors onto the large front balcony, while bedroom 3 has patio doors onto a small balcony at the rear. The eat-in kitchen can seat 6, as does the roof terrace. There is also seating and a table on the front balcony, and sun beds on the roof terrace. Barbeque tools and supplies are available for your use on the roof terrace. The satellite TV has BBC1, 2,3,4; ITV 1, 2, 3; Sky News, CNN; and many radio stations.

Excursions snd Destinations Around Tavira

I recommend hiring a car because there are so many wonderful places to visit in the eastern Algarve and across the border in Spain. In addition to the golfing opportunities described below, you can go cycling or mountain biking, fishing, water skiing, wind surfing, boating, swimming in both the sea and the calmer lagoon waters. For nature lovers, the Algarve is a treasure trove: birdwatching is excellent at all times of year, but particularly fruitful in the Spring and the Autumn when the migratory species are on the move between Europe and Africa. Wild flower and garden enthusiasts will appreciate the wonderful plants to be seen here. For the history minded, excursions to the castles at Castro Marim and Alcoutim will also give you a look at life in the Algarve hills away from the seaside resorts. The picturesque border town of Vila Real Sto. Antonio contains a wonderful town centre built to the plans of the Marques de Pombal following the famous earthquake in 1755.

More Things to Do

Vist the Camara Obscura in Tavira, and the astronomical observatory north of Tavira for a different sight of the Algarve´s attractions. Or tour the Mine Park which explores the history of mining in the area through archaeological and historical displays, ranging from Roman times to the 20th century. Or take the local train to Faro, the provincial capital, and wander around its fascinating old quarter, the pedestrian precincts and the shopping centres. You can also take the local train or drive to the famous fish market at Olhão. Or if you are here at the right time, go to the Medieval Days festival at Castro Marim or attend the outdoor film festival in Tavira. For Familes and Children

There are many activities for families and children, beyond of course, the beaches and the roof terrace. A boat ride on the Guadiana River or on the Ria Formosa lagoon can be fascinating, or just a boat ride to the beaches on the offshore islands is a treat. Most restaurants are very family friendly. The Ria Formosa Nature Reserve has a lovely educational walking trail explaining the ecosystem of the Reserve. For larger family groups, I can offer not only my own apartment, but also two others owned by cousins of mine in the same urbanization. These apartments share the ground floor in an adjacent building with a pool and garden. In total the three apartments can sleep 14 people comfortably (no sofa beds or folding beds). Golf Information:

Golf Information. As a golfer myself, I can confirm that my apartment is ideally located for golfers - 8 minutes from the top rated Quinta da Cima/Quinta Ria courses, and 3 minutes from the more relaxing Benamor course. Castro Marim golf is just 15 minutes away and the famous courses at Vilamoura, Quinta do Lago and Vale do Lobo are easily reached in 30 to 45 minutes via the A22 motorway. Or cross over to Spain and play the new Esuri course about 20 minutes away via the A22 motorway.
